Residential cost segregation
Deduct about a third of your rental this year, not over 27.5 years.
A cost segregation study moves your home's flooring, appliances, fixtures and site work onto 5- and 15-year schedules. With 100% bonus depreciation, most of it lands on this year's return.

About 41× its cost in year one
- Uses 100% bonus depreciation, available for homes bought and placed in service after Jan 19, 2025.
- Long-term rental losses are passive. They offset W-2 income only with real estate professional status or the $25k allowance (phases out above $100k income). Unused losses carry forward.

Your house isn't one 27.5-year asset
The IRS default lumps the whole rental into one building. A study prices each component the way an engineer would and applies the recovery period the tax code already gives it.
Nothing here is a loophole. The 5- and 15-year lives come from the same IRS tables your CPA uses. A study supplies the documentation to use them.
| Component | Life | Moved off 27.5 years |
|---|---|---|
| Carpet, vinyl plank and other removable flooring | 5-yr | $21,000 |
| Appliances: range, fridge, dishwasher, washer, dryer | 5-yr | $10,400 |
| Kitchen cabinets, countertops and bathroom vanities | 5-yr | $22,600 |
| Light fixtures, ceiling fans, dedicated appliance wiring | 5-yr | $15,500 |
| Window blinds, decorative millwork, mirrors | 5-yr | $7,600 |
| Security cameras, smart locks, video doorbell | 5-yr | $3,900 |
| Driveway, walkways and patio | 15-yr | $18,500 |
| Fencing, retaining walls, landscaping, exterior lighting | 15-yr | $20,500 |
| Deductible in year one with 100% bonus | $120,000 | |

Who we work with
Airbnb and VRBO hosts
Furnished homes reclassify the most. With 7-day average stays and enough hours, the loss can offset your salary.
Long-term landlords
Bank the deduction against other rental income now, or carry it to the year you qualify as a real estate professional.
Duplex to fourplex owners
Multiple kitchens and baths mean more 5-year property per dollar than a single house.
Apartment buildings
Parking, site lighting and unit finishes add up quickly at 5+ units. Engineered Study with a video walkthrough.
Also cabins, condos, townhouses, ADUs, tiny homes and house hacks. We don't do commercial property.
When we'll tell you to skip it
A study speeds up deductions. It doesn't create new ones. If the timing doesn't help you, the fee is wasted, and we'd rather say so in the proposal.
- You'll sell within a year or two and won't do a 1031 exchange.
- Land is most of the value, like a small condo in a very expensive city.
- Your bracket is 12% or lower and you have no passive income to absorb the loss.
- The depreciable basis is under about $100,000.
Questions owners ask first
Is a study worth it on a smaller rental?
Usually, yes, once the depreciable basis (price minus land, plus improvements) is above about $150,000 and you can use the losses this year or soon. A $300,000 house with $60,000 of land often produces $60,000–$90,000 of extra first-year depreciation.
It's often not worth it if you plan to sell within a year or two, if land is most of the value, or if you're in a low bracket with no way to use the losses. The calculator shows the trade-off, and we'll tell you if the fee doesn't pay for itself.
Can these losses offset my W-2 income?
Not automatically. Rental losses are passive by default, so they offset passive income first and carry forward if unused. There are three ways to use them against wages.
First, the short-term rental route: if the average guest stay is 7 days or less and you materially participate (commonly 100+ hours and more than anyone else, cleaners included), the activity is not treated as passive.
Second, real estate professional status: more than 750 hours a year and more than half your working time in real estate, plus material participation in the rentals.
Third, the $25,000 allowance for active landlords, which phases out between $100,000 and $150,000 of modified adjusted gross income. Your CPA decides which applies to you.
I bought my rental years ago. Is it too late?
No. A look-back study works on any rental placed in service after 1986. Your CPA files Form 3115 (an automatic change in accounting method) and takes all the missed depreciation as a single catch-up deduction in the current year. No amended returns.
The shorter-life parts use the bonus rate from the year the rental was first placed in service. A 2022 rental still gets 100%, a 2023 rental 80%.
What happens when I sell? Do I pay it all back?
Some of it. On a taxable sale, depreciation on the 5-year parts is recaptured as ordinary income, and depreciation on the building and site work is taxed at up to 25%. Recapture only applies to gain; if you sell at a loss there is nothing to recapture.
Even so, a deduction today at 32–37% that's repaid years later is usually worth more than the same deduction spread over 27.5 years. You can also defer with a 1031 exchange, and heirs receive a stepped-up basis that wipes out recapture. If you expect to sell within two years, a study may not pay off. Ask us and we'll model it.
Will a study get me audited?
A study doesn't trigger audits by itself. What draws scrutiny is a poor study: rule-of-thumb percentages, no documentation, contingency fees, or an unrealistically low land value. Ours document every asset, its cost basis and the rule that puts it on a shorter schedule.
If the IRS asks about your study, we answer in writing about our method and classifications at no charge. We don't represent you before the IRS. That's your CPA's or attorney's role.
